      About The Development

      Hill will soon be starting work on phase one of the Showfield regeneration project, which will involve the demolition of 68 existing properties and the construction of 83 new, modern homes. The project will also include a substantial upgrade of green spaces, provide a safer street layout and take two years to complete.

      There will be a selection of shared ownership homes available to purchase. We usually start marketing these six months ahead of property completions. If you are interested in reserving a property, you will be able to register for updates and launches via the Love Living Homes website. This is currently not available but keep an eye on their website and social media for updates.

        Important Car Parking Notice - March 2025

        Willow Tree Road - Site Entrance Parking

        Over the past few weeks we’ve had some problems getting deliveries on to the site. This has been caused by people parking at the site entrance.

        We appreciate that these cars are parked legally on the public highway. However, we would like to ask for your help in keeping these areas clear.

        While our delivery drivers always take extreme care, cars parked close to site entrance gates are at an increased risk of being damaged by lorries. Any delays with deliveries will naturally delay our work, meaning the project will take longer to complete.

        To avoid future disruption, we’d really appreciate it if cars did not park in the blue areas, marked below, between 8am and 6pm, Monday to Friday.

        Also please do not park on the pavements marked in yellow, these should be kept clear at all times.

        We know parking is difficult at Showfields, so we would really appreciate it if you could keep these areas clear to support our work and, more importantly, to protect the safety of Showfields residents.

        Showfields update 28/02/25
        Progress - 28th February 2025

        There’ll be some changes to some of heavy machinery over the next 2-4 weeks where some machinery is being removed & new machinery arriving. Traffic movement around the sites will increase as we start to bring new building materials to site to allow us to progress. As we get busier we’re going to need more frequent access to our vehicle entry gates to all the parcel of land & request that residents don’t park in the road directly in front of our vehicle access gates particularly during business hours as this causes delays to our works & progress.

        There’ll be a few changes to some of the people who’ve been working on site, some will leave as their works is complete to make way for builders as the works to the new buildings begins.

        Demolition woks to all parcels of land is complete with the remaining materials from the demolition to be cleared from site over the next month & all main boundary works are complete & in place.

        Foundation works has commenced to 2 of the 5 sites and this activity will increase during the next period with the brickwork to the some of the buildings staring in the next few weeks as the new building start to come of the ground.

      Resident Drop-In Sessions

      Drop-in sessions for residents are held fortnightly on Wednesdays at Number One Community Trust Centre. Sessions run from 10am to 12pm.

      You’ll be able to talk with colleagues from both Hill and Town & Country Housing and there’s no need to let us know you’re coming, just come along at any point.

      How can I contact the team?

      Our team are available to answer any queries or concerns you may have. You can contact the project team by email on [email protected] or by phone on 0800 032 6760 (free phone).

      If you see any unusual activity outside normal working hours on site, please contact our free phone number or the police on 101.

      What are the site working hours?

      Work will take place between 8am and 5.30pm Monday to Friday, and in some instances we will be required to work on Saturdays. When we do work on Saturdays it will be between 8am and 1pm.

      We note the comments made at the Meet the Contractor event and we will use our best endeavours to ensure that no noisy work starts before 9am.

      What is the Showfields development page for?

      The page is a dedicated source of info covering all elements of the project. We’ll now be placing regular updates and project news directly onto the page, rather than sending you physical letters.

      However, there may be times when we need to let small groups of residents know about issues at short notice. In these cases, we will hand-deliver letters to the homes affected.

      What's happening with bin collections?

      Unless you've had a letter with alternative instructions, your bins will be collected as normal by Tunbridge Wells Borough Council. If a collection is missed please get in touch with the council. You can find out how here: https://tunbridgewells.gov.uk/bins-and-recycling/report-a-missed-bin

      Please be considerate of your neighbours when putting your bins out. For example, try to keep footpaths passable, especially around dropped kerbs, and be mindful of neighbours’ gates. Aim to leave your bin for emptying and bring it back in as close to collection time as possible. Where possible, please make sure all black sacks are in the bin and not left on the ground or the bin lid.

      What’s happening to the allocated parking spaces on Showfields?

      While we understand that many residents have regular parking spots there are no official allocated parking spaces within Showfields. Any arrangements for households to park in certain spots would have been agreed informally between neighbours, and not by TCH.

      Where can I find information about the plans for Showfields?

      All planning documents are available via Tunbridge Wells Borough Council’s (TWBC) planning portal: https://tunbridgewells.gov.uk/planning/applications/search You can find all of the plans for Showfields by searching for 22/01576/FULL. Any new documents or decisions will be automatically added to the site by TWBC.

      Will you be carrying out any Compulsory Purchase Orders (CPOs)?

      We are already talking to a small number of householders whose properties we'd like to buy. If you've not heard from us, then your property is not one of those we are negotiating on.

      Will there be new roads put in as part of the regeneration, and if so will they have drop kerbs for mobility scooters to safely use them instead of have to use the roads?

      The existing turn in from Rowan Tree Road, which leads to the back of 36-90 Showfields Road, will be closed and a new turn in will be installed coming off Willow Tree Road. Drop kerbs will be installed in line with Kent County Council Highways requirements.

      Will there be CCTV put up around the development?

      Monitored CCTV will be installed around the contractor’s two compound areas.

      How will asbestos be removed safely?

      All asbestos has been identified following an intrusive survey. All asbestos will be removed by our HSE licensed contractor following all current HSE and Environment Agency legislation. The removal will be validated by an independent specialist, and following this the buildings will be able to be demolished. The existing windows will remain in place while the asbestos removal is taking place.

      What time will deliveries operate?

      Deliveries will be between 8am and 4pm Monday-Friday, and 9am to 12noon on Saturday. Each site will have its own gate person who will control the vehicles for the specific site. If we have a backlog of deliveries these will be sent away to a holding area off the estate and called in when the site is clear and ready to take delivery. The gate persons will also manage the traffic across the sites, there will be a banks man who will help any lorries that require reversing by ‘banking’ them out on site. Please note that pedestrians will always take precedence.

      The original planning was for three storey flats, but they're now four storey. When were residents consulted about this change?

      We’re sorry if there has been any confusion around this, but there has been no change to the storey heights of the buildings at any part of the resident consultation or planning process.

      Will the bus route be disturbed around the estate?

      The bus routes will not be disturbed around the estate.

      How will the dust suppression on site work?

      During the demolition phase our demolition contractor will utilise water suppression to avoid any dust spreading during this process.

      Will emergency services still have access to closed roads?

      Yes, access will be maintained for emergency services, albeit they will not be able to pull up directly behind rear garden gates in areas where we are closing off car parks.
