In partnership with Peabody, we will deliver a transformative mixed-use development on the site of the old Ford stamping plant, in the London Borough of Barking and Dagenham.

Dagenham Green is an ambitious new development set to transform a historic site into a vibrant, sustainable, and well-connected community. Spanning 10 acres of public realm, the project is designed to become "Dagenham’s natural meeting point," integrating over 3,500 homes, green spaces, and improved transport links, including direct access to Dagenham Dock railway station.

Developed in multiple phases, Dagenham Green prioritizes affordability, sustainability, and community engagement. Approximately 47% of the homes (1,640 units) will be designated for affordable rent and shared ownership, ensuring accessibility for a diverse range of residents.

Delivering New Homes and Public Spaces

The first phase of Dagenham Green will introduce 935 homes, strategically designed to meet a variety of housing needs. This includes 360 Build-to-Rent homes, 135 Affordable Rent homes, 247 Private Sale homes, and 193 Shared Ownership homes. The mix of tenures ensures that a broad range of individuals and families can find housing that suits their needs.

Phase 1 will also establish four distinct character areas, blending architecture and landscaping to create a welcoming urban environment. The Urban Park will serve as a green heart for the community, featuring a large pond and multiple play areas. Gateway Squares will provide a dynamic entrance to the development, while Urban Streets will enhance pedestrian connectivity with safe and inviting pathways. Chequers Lane will become a commercial and social hub, offering local businesses a space to thrive.

Community-Driven Development

Dagenham Green has been shaped through extensive community engagement. Since 2021, the project team has actively sought input from local residents, businesses, and organizations. Thousands of people visited the website to learn more about the plans, while hundreds contributed through survey responses and door-to-door conversations. In-person events held in Dagenham Heathway and Broad Street provided further opportunities for discussion, ensuring that local voices were heard.

This feedback has played a crucial role in the masterplan, influencing decisions around public spaces, connectivity improvements, and affordable housing options. As a result, Dagenham Green has been designed not just as a place to live, but as a true community hub that fosters interaction and engagement.

Sustainability & Design Excellence

Sustainability is at the core of Dagenham Green’s design. The homes will be zero carbon, ensuring energy efficiency while prioritizing occupant comfort. Modern Methods of Construction (MMC), including offsite-manufactured panelized walling systems, bathroom pods, and utility cupboards, will help reduce waste, improve product quality, and enhance safety on-site. High-quality materials and architectural designs inspired by the area’s industrial heritage will add character to the development.

Green open spaces will play a key role in creating a sustainable and enjoyable environment for residents. The Urban Park will provide a central green space with a large pond, reflecting the area’s waterside heritage. In addition, the development will feature community gardens, pocket parks, and a 3,000 sqm children’s play area, giving residents of all ages places to relax, socialize, and stay active.

Connectivity & Public Amenities

A key component of the development is enhanced connectivity, with new cycle and pedestrian routes linking Dagenham Green to the surrounding area. The new market square will serve as a central gathering space, featuring retail, dining, and public seating areas. Over 1,700 sqm of commercial space will also be incorporated, supporting local businesses and providing new opportunities for community engagement.

Honoring Local Heritage

Dagenham Green pays tribute to the area’s rich history, particularly the legacy of the Dagenham Ford women who fought for equal pay in the 1960s. A heritage trail will be woven into the public spaces, ensuring that this important chapter in local history is remembered and celebrated. Architectural elements throughout the development will also reflect this heritage, blending modern design with historical significance.

Economic & Social Impact

The project is designed to bring economic benefits to the local community by creating employment and training opportunities. A commitment to 25% local labor will ensure that residents directly benefit from the regeneration. Additionally, 48 new jobs and over 30 apprenticeships will be offered, with work experience placements and educational programs aimed at attracting the next generation of construction workers.

Beyond job creation, Dagenham Green will also support local businesses. Events such as "Meet the Buyer" sessions will connect small enterprises with development opportunities, while supply chain masterclasses will help local businesses integrate into the project. The commitment to local economic growth is further reflected in the initiative to source at least 20% of supplies and services from businesses in the area.

Lastly, Thriving & Inclusive highlights the importance of community engagement, job creation, and ensuring that residents can play an active role in shaping their neighborhood.
